Cancellations & Refunds
Cancellation Policy
We understand plans can change and aim to be as fair as possible.
- Guests receive a full refund if they cancel at least 30 days before check-in.
- Guests receive a 50% refund if they cancel 7–29 days before check-in.
- Cancellations made less than 7 days before check-in are non-refundable.
All deadlines local
Cancellation deadlines are based on the property's local time (Mountain Time, Apple Valley, UT).
No shows
Guests who do not arrive and have not cancelled will be charged the full amount of the stay.
Early departures
In the case of an early departure, the entire reserved stay will still be charged.

Anasazi Cliffs, LLC — Short-Term Rental Agreement
Welcome, and thank you for booking directly with Anasazi Cliffs, LLC. We are honored to host you and want your stay in Southern Utah to be safe, comfortable, and memorable.
This Rental Agreement and Terms & Conditions (the "Agreement") outlines the rules, responsibilities, and legal terms of your reservation. By submitting payment and confirming your booking, you agree to comply with the following:
1. Booking & Responsibility
- This Agreement is between Anasazi Cliffs, LLC ("we", "our", or "Host") and the individual making the booking ("you" or "Guest").
- Reservations are non-transferable. The Guest who makes the booking must be present during the stay. Transferring, assigning, or subletting the reservation without written consent from the Host is prohibited and may result in immediate cancellation without refund.
- You agree to be present during your reserved stay and are responsible for the actions and behavior of all guests, visitors, and occupants in your group.
- You are responsible for supervising minors at all times.
2. Payment & Cancellation
- All reservation costs — including nightly rates, taxes, and fees — are provided at checkout.
- Payments are non-refundable unless otherwise specified in your booking confirmation.
- Refunds are not provided for cancellations or disruptions caused by events outside our control (including weather, natural disasters, pandemics, evacuations, or government restrictions).
- As a courtesy and at our discretion, a future credit may be issued in rare cases.
- Guests are strongly encouraged to purchase travel insurance.
3. House Rules
- Specific rules (pets, smoking/vaping, quiet hours, parking, hot tub/pool usage, etc.) are provided in your property listing or confirmation materials.
- Excessive noise, parties, or disturbances that disrupt neighbors or the community are not permitted. Failure to comply may result in immediate removal without refund.
- Guests are expected to respect the environment by conserving water, recycling where possible, and avoiding disturbance to local wildlife. Do not feed wild animals or leave trash outside.
4. Arrival & Departure
- Check-in and check-out times are provided before your arrival.
- Late check-out without approval may result in charges for an additional night, plus any costs related to delayed cleaning or guest turnover.
5. Damage, Security & Extra Fees
- Cleaning fee per booking (price listed at time of reservation).
- Pet fee (flat fee per booking, price listed at the time of reservation).
- Smoking violations will incur an additional charge of $200.
- Please report any damages or issues immediately.
- Guests are financially responsible for any damage, excessive cleaning needs, or violations of house rules caused by themselves or their companions.
- By booking, you authorize Anasazi Cliffs, LLC to charge your payment method for repair, replacement, or additional cleaning costs.
- Always secure valuables, lock doors, and close windows when leaving the property. The Host is not responsible for loss, theft, or damage of personal belongings.
6. Occupancy Limits & Conduct
- The maximum occupancy is stated in your property listing and includes all overnight guests, day visitors, and children.
- Unauthorized guests, parties, or events are strictly prohibited and may result in removal without refund.
- Guests agree to respect the property, neighbors, and surrounding community at all times.
7. Property Condition & Access
- The Host works to maintain the property in excellent condition. Please notify us immediately of any issues upon arrival.
- The Host, management, or authorized agents may access the property as needed for repairs, maintenance, or emergencies.
8. Cleanliness
- Guests must treat the property with care and leave it in a neat, orderly condition.
- Check-out instructions must be followed to avoid additional cleaning charges.
9. Safety & Risks
- Guests are responsible for their own safety and that of their group.
- Use of property amenities (such as hot tubs, fire pits, recreational equipment, etc.) is at your own risk.
- For your safety, please follow all provided instructions, emergency procedures, and local safety regulations.
- Guests acknowledge that staying in a vacation rental carries certain risks, including but not limited to accidents, illness, injury, or wildlife encounters.
10. Liability & Assumption of Risk
- Release and hold harmless Anasazi Cliffs, LLC, the property owner, and management from liability for accidents, injuries, illnesses, loss, or damages that occur during your stay, whether on the property or during activities in the surrounding area.
- Assume all risks related to use of the property, amenities, and surrounding environment.
- Accept responsibility for the conduct and safety of all occupants in your group.
11. Legal Terms
- Fraudulent or misleading bookings may be cancelled without refund.
- This Agreement establishes a short-term rental only. It does not create tenancy rights or a lease.
- Disputes will be resolved by binding arbitration in Utah. Any recovery is limited to the total amount paid for your stay.
- Guests waive the right to jury trials and participation in class action lawsuits.
- This Agreement is governed solely by the laws of the State of Utah.
12. Final Terms
- If any part of this Agreement is found unenforceable, the remaining terms will remain valid.
- This Agreement complies with all federal, state, and local Fair Housing Laws.
- Payment of your reservation constitutes acceptance of all terms and conditions outlined above.
